State of Play: The property market amidst a pandemic and recession

As Britain comes out of lockdown and a global pandemic, the property industry is looking to find its feet. But are there any properties that are ‘recession-proof’?

 

Property Rescue have delved into the various sectors within property to uncover how each may cope as the country enters recession.

 

The research shows that retail is likely to suffer the most, as many high street stores and small businesses struggle to make rent and face closure, with around 43% of retail failing to make rent in March.

 

However, for residential buyers and sellers, it’s better news. While average price value has dropped by around £2,500 since February, it’s clear we aren’t going to see a similar crash to 2008, with drop in price already starting to slow during May as the industry is reopened by the government.

 

Danny Nieberg, Director at Property Rescue said, “Many industries are in precarious times and that all affects the property market.

 

“There is some positive news that the market for residential buyers and sellers aren’t going to be as impacted as much as first thought. But as we know, the situation amidst the crisis is forever changing.”

 

Elsewhere, holiday homes could suffer as was the case on 2008, but with more opportunity to rent, with the likes of AirBnB, it could help soften the blow, particularly with staycations in the UK expected to boom over the summer months.
